Barton Creek home sells quickly despite slow Austin luxury housing market

A home in Austin’s Barton Creek neighborhood sold for $3.25 million after being on the market for only three days, despite the city’s slow luxury real estate climate. The property at 9600 Veletta Place, owned by Kenneth and Debora Plifka, was listed on November 3 and went under contract by November 6. The listing agent was Charlotte Lipscomb of Compass Real Estate.

The main house features three bedrooms and four bathrooms and was built in 2014. It shares an acre lot with a one-bedroom, one-bathroom casita connected by a covered porch. The price per square foot is $840, and the sale includes a social membership to Barton Creek Country Club.

According to the Eklund Gomes Team, luxury homes in Austin averaged 83 days on the market last week. Data from Redfin showed that in September, these properties had a median time on market of 90 days, ranking Austin as the fifth-slowest metro area for luxury sales nationally.

Another recent sale in Barton Creek highlights this trend: A home at 4717 Peralta Lane built by Heyl Homes was listed for $5.95 million in April but spent months off and back on the market before selling for $5.5 million on November 5.

The quick sale of 9600 Veletta Place may indicate that sellers are adapting to changing conditions by pricing their homes more competitively.

The two top sales last week reflected contrasting strategies: One property sold within 16 days without any price reduction, while another required a price cut and over four months to secure a buyer.
