Construction has started on a $160 million student housing tower near Texas A&M University, reflecting ongoing investment in upscale accommodations close to major campuses despite slowing enrollment growth.
Developer Subtext, based in St. Louis, has begun work on Verve College Station at 311 Stasney Street. The 21-story building will be located about a block and a half from the university campus. When completed, it will provide 1,193 beds across 392 units and more than 37,000 square feet of amenities. This positions Verve among the largest student housing projects in the College Station area.
The building was registered with the Texas Department of Licensing and Regulation in May with an estimated cost of $160 million, though this figure may change. The total area for the project is approximately 825,000 square feet.
Verve is part of a trend toward high-end student housing developments around Northgate. Other nearby projects include Rev Northgate, valued at $86 million, and Aspire A&M, which is a 19-story building with 873 units currently under construction. These developments are targeting students who are willing to pay higher rents for proximity to campus and luxury features.
The new complex will offer floor plans ranging from studios to five-bedroom apartments. According to reports, finishes will resemble those found in luxury multifamily buildings rather than traditional student housing. Features include hardwood-style flooring, quartz countertops, designer lighting and tile, stainless steel appliances, and 65-inch wall-mounted TVs. The development also includes 930 parking spaces.
Amenities planned for Verve include roughly 21,000 square feet of indoor space such as a fitness center, yoga studio, sauna and meditation rooms, game lounge, and an indoor-outdoor bar and kitchen. There will also be a lobby coffee shop and mini-market.
Hoar Construction’s Houston office is serving as general contractor for the project. ESG Architecture & Design from Minneapolis is handling architectural design while Quiddity from Houston oversees civil engineering work. Power Design and Kilgore Multifamily are responsible for mechanical, electrical and plumbing systems; SK&A Structural Engineers leads structural design efforts.
The building is expected to open in summer 2028. It will join Subtext’s other local project Ever College Station at 401 Stasney Street—a seven-story development set for completion in 2027.
Texas A&M University reached record enrollment last fall with over 72,000 students—an increase of nearly 20 percent since 2016—but plans to pause undergraduate enrollment growth for several years to allow infrastructure and staffing to keep pace.
