CRC Group consolidates DFW offices into Lakeside Square hub

An Alabama-based insurance brokerage, CRC Group, is consolidating its Dallas-Fort Worth operations into a single office at Lakeside Square in North Dallas. The company has signed a 49,000-square-foot lease at the 18-story building located at 12377 Merit Drive. This move will bring more than 200 employees to the property by March 2026, with some staff already present.

CRC Insurance Services, part of CRC Group, specializes in specialty insurance underwriting across the United States and Canada. Founded in Birmingham, Alabama in 1982 as TIH Insurance Holdings, the firm is now bringing together four local offices into one location.

Lakeside Square is situated near U.S. 75 and I-635 and is close to Medical City Dallas and several residential developments. The building was constructed in 1985 and originally served as headquarters for Ross Perot’s Perot Systems. It included features such as a helipad before Perot moved his operations to Plano.

The property has been owned by New York-based Acram Group since late 2018. Acram has invested over $10 million in improvements like updated landscaping, a renovated lobby, a fitness center, and a tenant lounge. Additional amenities include a boutique cafe and coffee bar.

CRC joins other tenants such as Aethon Energy Management, Audacy, and Sweet James at Lakeside Square. Both Audacy and Sweet James signed leases at the end of 2024.

JLL’s Gini Rounsaville and Trevor Franke represented Acram Group during the lease negotiations with CRC. Lincoln Property Co.’s Kyle Stanich along with JLL’s Conor McCarthy and Taylor Dickerson represented CRC. According to Rounsaville: “The move reflects sustained demand for high-quality office space in North Dallas.”

A recent report from JLL indicates that financial services companies have leased about 2.9 million square feet of office space in North Dallas since 2020, surpassing activity seen in Uptown or Las Colinas.
