The Hilton Anatole in Dallas is set to undergo about $100 million in renovations following a renewed long-term management agreement between Crow Holdings and Hilton, the companies announced on December 3. The move extends a partnership that began when Crow developed the 1,610-room hotel at 2201 North Stemmons Freeway as part of the Dallas Market Center complex in the late 1970s.
The Anatole, which opened in 1979 as the Loews Hotel, is now known for its large convention facilities, two atriums, and an Asian art collection of more than 1,000 works. The planned renovations will take place between now and 2028. They include updates to 899 atrium rooms, a complete overhaul of the hotel’s 600,000-square-foot event and convention space, upgrades to food-and-beverage offerings throughout the property, and other capital projects whose details have not been disclosed.
This investment follows previous updates: a $30 million renovation started in mid-2023 refreshed about 700 rooms and slightly increased the total room count. Earlier, a $125 million renovation in 2010 helped maintain the hotel’s appeal as Dallas grew as a corporate and convention destination.
Over its history, the Anatole has hosted major events such as national political conventions—including the Republican National Convention in 1984 and CPAC in 2021—as well as local gatherings like The Real Estate Council’s annual Fight Night. Its top-floor restaurant SĒR Steak + Spirits and public spaces with museum-like qualities have contributed to its ongoing relevance amid increasing competition from newer hotels.
Crow Holdings CFO Ian Dilley stated that these improvements will ensure that the Anatole “remains a defining destination for Dallas for generations to come,” emphasizing its importance for corporate groups, tourists, and community events.
Both companies described their renewed agreement as part of an effort to keep the Anatole positioned as a world-class destination. Room rates currently start at around $269 per night.
