H-E-B acquires large parcel in Pilot Point as part of North Texas expansion

H-E-B has expanded its real estate holdings in North Texas with the purchase of a 95-acre parcel in Pilot Point. The land, located at the intersection of FM 1385 and Mustang roads, was acquired on August 27, according to Denton County deed records cited by the Dallas Morning News.

A spokesperson for H-E-B stated that the acquisition is part of a long-term investment strategy and that there are no immediate plans for development at the site. “The purchase was part of a long-term real estate investment plan, and that H-E-B has no immediate plans for the site,” the spokesperson told the outlet.

Pilot Point, situated about 53 miles northwest of downtown Dallas, has a population of approximately 7,000 residents. The acquisition is consistent with H-E-B’s recent pattern of activity in North Texas as it seeks to increase its presence in an area dominated by competitors such as Kroger, Tom Thumb, and Walmart. This approach forms part of a broader multibillion dollar effort by H-E-B to expand in growing markets within the region.

Earlier this year, H-E-B purchased 20 acres in Sherman—a city experiencing rapid growth due to its emergence as a center for semiconductor chip manufacturing—at FM 1417 and U.S. Route 75. That location is within Sherman Crossroads, a master-planned development spanning 130 acres by Harkinson Development and Heritage Development Partners.

In addition to these acquisitions, H-E-B has opened stores in Melissa, Prosper, and Frisco while also buying land in Fort Worth and Flower Mound. Its high-end brand Central Market is planning a flagship store in Uptown Dallas.

These moves coincide with significant residential development activity in North Texas. Centurion American Development Group, led by CEO Mehrdad Moayedi, intends to develop single-family homes on nearly 500 acres near Lake Texoma and has acquired over 7,000 acres across cities including Celina, Gunter, Howe, Pilot Point, and Sherman over the past two years.
