H-E-B receives zoning approval for first branded grocery store within Dallas

Supermarket chain H-E-B has received approval from the Dallas City Council to rezone a site at the southeast corner of I-635 and Hillcrest Road, paving the way for its first namesake grocery store in Dallas. The council’s decision came despite objections from local residents concerned about increased traffic and changes to their North Dallas neighborhood.

The San Antonio-based retailer plans to develop a 127,000-square-foot store on the roughly 10-acre property, which currently contains older office buildings. H-E-B acquired the parcel earlier this year. The location is just inside the Loop freeway and opposite the Dallas County Tax Office.

“This is the first step in a long process, and we hope to share more details with our neighbors soon,” said Mabrie Jackson, H-E-B’s managing director of public affairs, following the vote. “We appreciate the thoughtful consideration from city officials, staff and community members throughout this process.”

H-E-B already operates several Joey V’s stores—a lower-priced format—within Dallas’ city limits. The company also runs three Central Market locations in Dallas and has stores in surrounding cities such as Frisco, Allen, Plano, Southlake, McKinney, and Fort Worth.

According to Forbes and reports from the Business Journal, H-E-B is privately owned by CEO Howard Butt III and Chairman Charles Butt. Last year, it reported $46.5 billion in revenue. The company manages over 440 stores across Texas and Mexico and continues expanding in the Dallas-Fort Worth area with new sites under construction in Forney, Murphy, and Bedford/Euless.

In addition to its urban projects, H-E-B purchased nearly 20 acres in Sherman during the summer—close to where Texas Instruments will build a chip facility—and later bought 95 acres in Pilot Point at the edge of the Dallas metro area.
