Holt Lunsford begins work on over one million-square-foot industrial park in Fort Worth

Holt Lunsford Commercial has begun construction on Carter Crossing, a major logistics park in south Fort Worth. The project, which has been in planning for five years, is set to cover more than 1 million square feet across 83 acres at 6901 Wichita Street.

The development will include three buildings: one measuring about 705,000 square feet and two others of 163,000 and 143,000 square feet. Completion is expected by August 2026. Holt Lunsford acquired the land from Garrett Family Partnership in 2022 and secured financing from Comerica Bank.

“South Fort Worth’s industrial market is incredibly dynamic right now,” said Matt Carthey, partner and managing principal of Holt Lunsford’s local office. “You’ve got a Class A industrial environment around us, but zero impediments to get you to I-20. That’s going to be a huge play for us.”

The area already hosts major tenants such as Continental Tire and Conagra Brands, both of which have expanded their logistics operations nearby in recent years. Although leasing activity slowed somewhat—net absorption in the south Fort Worth submarket was 376,000 square feet during the third quarter compared with about 530,000 square feet the previous year—demand this year is on pace to nearly match or surpass that of last year. Current trends could push vacancy rates below nine percent as up to ninety percent of available space may be absorbed.

Carter Crossing follows other projects by Holt Lunsford in the region, including the recently developed Everman Trade Center with 450,000 square feet of space.

Hutton Lunsford, chief investment officer at Holt Lunsford Commercial, stated that Carter Crossing fits into a larger growth strategy across Texas: “Holt Lunsford now has projects underway across Dallas-Fort Worth, Austin and Houston, with nearly $1 billion in development activity in the DFW region alone.”

The company is also active north of Fort Worth where it completed three buildings totaling nearly 452,000 square feet; one building has already been leased to Relogistics Services—a Houston-based firm providing pallets for retailers like Walmart.
