Houston attorney leads $4.5M adaptive reuse project for East Side warehouse

A Houston attorney is investing in the city’s East Side with a $4.5 million project that will convert former lumber warehouses into an event venue and boutique hotel.

Arlette Molina, who previously practiced law before moving into real estate, is redeveloping two connected Olshan Lumber buildings. According to the Houston Business Journal, she plans to turn a 37,000-square-foot warehouse at 2501 Commerce Street into an exhibition hall and event space. The former lumber offices at 25 Live Oak Alley will be transformed into a 96-key boutique hotel featuring a rooftop bar.

The exhibition hall is expected to open in November with the Balloon Museum, an international art installation showcasing large inflatable sculptures. Conejo Architecture is designing the $450,000 warehouse conversion. Molina said, “I’m working seven days a week” to complete the project on time, noting that weddings, quinceañeras and private events are planned for the venue.

The hotel component aims for completion ahead of the 2026 World Cup and involves adding two floors to the existing four-story structure from 1938. Designed by MCS Architects, this part of the project has a budget of $4 million and will not initially be affiliated with any major hotel brand.

Molina founded Bonita Grand Holdings after purchasing the properties in 2019 and began development planning last year following her experience advising real estate clients in Florida.

Her venture comes as Houston sees increased interest in boutique hotels. Projects like Hotel Daphne—a 51-key property developed by Austin-based Bunkhouse Hotels—are also underway and expected to open in early 2026. Bunkhouse Hotels is known for its work on Hotel Saint Augustine in Montrose.

This activity aligns with broader redevelopment efforts around Houston’s East End. For example, upgrades to the George R. Brown Convention Center are intended to better connect this area with downtown through a $1 billion expansion that will add significant new space and amenities.

“I’m working seven days a week,” Molina told the outlet about meeting her November deadline for opening events at her new venue.
