Houston building housing Park House refinanced for $33 million

WoodHouse, a hospitality company based in Dallas, has secured $33 million in refinancing for the building at 4411 San Felipe Street in Houston. The financing was provided by Tannenbaum Capital Group and arranged by JLL.

The seven-story property, built in 2023 and totaling 95,000 square feet, is fully leased. Its main tenant is Park House, a private social club occupying 41,000 square feet with a lease that runs until the end of 2033. According to the release from JLL, Park House has a waitlist of 1,000 people and offers three restaurants and four bar or lounge areas as well as daytime and evening events for its members.

Other tenants include Ciel Restaurant, Fountain Life wellness company, and Advancial Federal Credit Union. The building was developed by DC Partners in Houston.

Located near River Oaks—a neighborhood known for some of Houston’s highest-priced homes—the site provides access to Loop 610, The Galleria, and Uptown. Nearby development includes Transwestern’s upcoming mixed-use project called The RO at West Alabama Street and Buffalo Speedway. This development will feature an Auberge Collection hotel and condo tower named The Bridsall along with luxury apartments and retail space.

Park House also operates another location in Highland Park Village in Dallas. The club was founded by Megan Wood, Brady Wood (owners of WoodHouse), Deborah Scott, and John Scott (former CEO of Rosewood Hotels & Resorts). They drew inspiration from London clubs such as Soho House and The Arts Club.
