IBM has announced it will relocate its Austin offices to Domain 12, a 320,000-square-foot tower owned by Cousins Properties, earlier than originally planned. The move is now set for next year, accelerating the timeline by about a year from previous estimates, according to reporting from the Austin Business Journal.
The company said that investing in the new facility will build on the partner and client ecosystem IBM has established in Austin over more than five decades. This decision marks a change from what Brandywine Realty Trust CEO Jerry Sweeney described just weeks ago. On an October 23 earnings call, Sweeney told analysts that IBM would vacate its current Uptown ATX offices in 2027. However, recent filings indicate IBM intends to occupy all of Domain 12 at 11800 Alterra Parkway by next summer.
IBM took over the full-building lease at Domain 12 last year after Meta exited its lease of the property. Tenant improvement work valued at $40 million is scheduled to begin November 10 and conclude by July 1, 2026, based on filings with the Texas Department of Licensing and Regulation. The renovation aims to modernize all floors of the building.
This relocation ends a search for new office space that began in 2022. IBM had previously pre-leased space in a planned Hines project at The Domain but withdrew when development stalled. Hines later obtained rezoning approval for a mixed-use plan instead.
The move signals IBM’s ongoing commitment to Austin as a major U.S. hub even as it reduces office holdings elsewhere. The new location brings IBM closer to other large companies such as Amazon, Indeed, and Vrbo that have expanded within Austin’s tech corridor.
IBM also maintains a significant presence with its existing 490,000-square-foot lease at nearby 11400 Burnet Road in The Domain district.
