JPI begins construction on two workforce housing projects in Denton

JPI has begun construction on Jefferson Quail Creek, a 415-unit apartment complex in Denton, northwest of Dallas-Fort Worth. The project, located at 3855 Hudsonwood Road, is expected to cost $103.2 million and marks JPI’s third workforce housing community started this year. The company is partnering with the Denton Housing Authority for the development.

Amenities planned for the complex include a pool, courtyard with grills, beer garden, indoor-outdoor gym, and dog park.

In addition to Jefferson Quail Creek, JPI recently started work on Jefferson Bonnie Brae, another nearby workforce housing community. That project is being financed with tax-exempt municipal bonds. The Denton Housing Authority owns the land for Jefferson Bonnie Brae and is projected to receive $35 million in equity from the deal over ten years. The development will bring 461 new units to North Bonnie Brae Street and Bronco Way in Denton.

Denton sits about 40 miles north of both Fort Worth and Dallas and has experienced growth as part of the expansion north of Dallas. With a population of around 166,000, the city continues to attract multifamily developments.

Despite ongoing construction activity in North Texas, there remains a significant shortfall in available housing. According to estimates from the Texas Public Policy Foundation, the region is still more than 80,000 units short of meeting demand.

Recent state legislation such as Senate Bill 840 was designed to make it easier for developers to convert existing buildings into apartments by reducing regulatory barriers in major Texas cities. However, some local governments have responded by considering additional regulations that could slow apartment development. Cities including Irving, Plano, Frisco, and Arlington are weighing requirements related to building height and amenities for new apartment complexes.
