Distressed multifamily investor Lurin Capital and its founder Jon Venetos are facing new legal challenges as their Uptown Dallas landlord, Rosewood Property Company, has filed a lawsuit over unpaid rent at the Rosewood Court office building. According to court documents, Lurin signed a 10-year lease for space at 2101 Cedar Springs Road in 2018 and expanded its presence several times, eventually occupying a 6,425-square-foot office by May 2024. The lease was modified to extend through 2035, with rental rates starting at $46 per square foot and increasing to $60 per square foot by the end of the term.
Rosewood alleges that payment issues began in July 2024 and that rent payments stopped entirely by June 2025. The company terminated the lease in October, after which Lurin Capital vacated the premises in November. Despite being located in one of Dallas’ most desirable office districts, Rosewood states it has been unable to re-lease the space.
Rosewood claims that Jon Venetos personally guaranteed the lease and now owes $5.3 million for past due rent, future rent obligations, fees, and attorney costs. “Venetos owes the landlord $5.3 million because has personally guaranteed the lease,” Rosewood said.
This lawsuit adds to a series of legal actions against Venetos and Lurin Capital from various lenders and vendors. Earlier this year, Acore Capital Mortgage sued Venetos for allegedly defaulting on nearly $400 million connected to properties in Florida. Fannie Mae also filed suit over an alleged $77 million default related to Lurin’s portfolio. Other banks such as Vista Bank and Keybank have initiated similar lawsuits citing defaults on loans.
In addition to financial disputes with lenders, Lurin Capital faced regulatory action when a temporary restraining order required residents at one of its Plano properties to leave due to unsafe living conditions that included lack of water, sewer service or gas.
The mounting legal pressure highlights ongoing difficulties for both Jon Venetos and his company as they contend with lawsuits from multiple directions within Texas and beyond.
