Loews announces $500M convention hotel redevelopment near Globe Life Field

Loews Hotels has announced plans for a major redevelopment in Arlington’s entertainment district, revealing a $500 million-plus project to replace the Sheraton Arlington Hotel with a new convention hotel. The existing 311-room Sheraton, which was built in the late 1980s, will be demolished to make way for the Americana by Loews Hotels, a 507-room property at 1300 Ballpark Way. The new hotel will feature 39 suites and over 83,000 square feet of meeting and event space, including a 10,000-square-foot event barn.

Demolition of the Sheraton is scheduled for early June, with construction on the Americana expected to begin later this summer. Loews Hotels President and CEO Alex Tisch stated that the company expects to open the new hotel in late 2028 or early 2029. “We bought the Sheraton property thinking that there may be a greater opportunity in the future,” Tisch told the publication, calling the site one of the last major development opportunities in the district.

The project aims to meet rising demand for hotel rooms and large-scale meeting spaces in Arlington. According to Tisch, proximity to Dallas, Fort Worth, and DFW International Airport has helped attract corporate events from Fortune 500 companies.

Once completed, about half of the roughly 13-acre site will be used for the hotel and an accompanying parking garage serving both guests and nearby venues. The rest of the land remains available for future development. Tisch said Loews has flexibility regarding zoning and financing for potential projects on this remaining acreage.

The city of Arlington is supporting the redevelopment through a public-private partnership approved by City Council in late 2023. Under this agreement, Arlington will contribute $40 million toward development costs and could provide more than $57 million in grants over 25 years if certain performance goals are achieved. Loews will provide initial funding for construction.

The Americana by Loews name references an iconic former Loews property—the Americana Hotel in Bal Harbour, Florida—which opened in 1956.

This site is located less than a mile from other recent Loews developments: an 888-room Arlington Hotel & Convention Center that opened between Globe Life Field and Choctaw Stadium earlier this year, as well as Live! by Loews Hotel—a $150 million, 300-room facility that began operations in 2019.

Upon completion of all current projects, Loews’ properties in Arlington will collectively offer nearly 1,700 rooms and more than 374,000 square feet of meeting space.
