Mehrdad Moayedi has sold a luxury home in the Crespi Estates subdivision of Dallas. The property, located at 10006 Hollow Way Road, was initially listed for $15.9 million in January and is among the most expensive homes on the Texas market, with an asking price of $1,394 per square foot.
The mansion features seven bedrooms and 11 bathrooms across 11,400 square feet. Built in 2023 on nearly two acres, it includes amenities such as a regulation tennis court, private courtyard, and a 42-foot pool. The property is walled and gated.
Crespi Estates is being developed by Moayedi’s Centurion American on land that previously belonged to the historic Crespi Estate at 5619 Walnut Hill Lane. Moayedi acquired the original estate for $36.2 million in 2017 and replatted about 12 acres to build several high-end homes.
The listing for 10006 Hollow Way Road was removed from the market in February before being relisted in April at $14.9 million—the price at which it eventually sold. The final sale price was not disclosed.
According to county records, Hector Martinez Martinez purchased the property in September. No financing instrument appears on record for this transaction, suggesting that it may have been a cash purchase. Moayedi had offered owner financing with a 6.5 percent interest rate and a required down payment of 25 percent.
Dave Perry-Miller agents were involved on both sides of the deal: Charles Gregory represented the seller while Ryan Streiff acted for the buyer.
Other notable listings within Crespi Estates include a completed home at 5531 Walnut Hill Lane currently asking $16.5 million—down from its previous listing price of $17.6 million—and the original Crespi Estate itself, now owned by the Cox Charlee Lochridge Dynasty Trust and listed for $64 million.
