Moody National Companies has started construction on Silo Springs, a new 346-unit apartment development in West Houston that incorporates the historic Shadowdale grain elevators. The project is located at 1235 Shadowdale Drive, just north of I-10 near Beltway 8.
The company’s plan for the site spans a decade and covers 17 acres. The first phase centers around Silo Springs and includes upgrades to the existing silos, such as new paint, lighting, and signage. The general contractor for the project is Arch-Con Corporation. PVEDI and Stantec are responsible for the design of the five-story building, which will include one-, two-, and three-bedroom units arranged around a six-story parking garage with space for vehicles.
Instead of demolishing the old grain silos, Moody National Companies plans to make them a central feature of the development. Walkways will be cut through the silos to connect future retail along Westview Drive with shops planned at another multifamily building called Silo Villas. There are also plans for a water feature inside the silos described as an “active art installation.”
CEO Brett Moody said in a press release: “It’s like a lady-in-waiting finally making its debut after decades of dormancy,” comparing the size of the property to five downtown blocks.
Future phases could add up to 80,000 square feet of retail space as well as more apartments, offices, or boutique hotels.
This approach contrasts with other recent developments in Houston where older industrial buildings have been torn down rather than reused. For example, earlier this week rice silos at 10031 Hempstead Highway were demolished to clear land for potential sale.
