Nvidia leads Austin’s largest office leases as tech firms renew regional commitments

Austin saw its largest office leases in 2025 total nearly one million square feet, with significant activity centered around the Domain area. Nvidia secured the year’s largest lease, taking almost 100,000 square feet at One Uptown, a Brandywine Realty Trust property located at 11515 Burnet Road. This site is part of Uptown ATX, a mixed-use development described by Brandywine as “Austin’s second downtown.” Nvidia already maintains two smaller offices in Austin but has not specified whether the new lease will consolidate those operations.

Other major tenants included Apple, which renewed its lease for Building 8 at Riata Corporate Park ahead of opening a new campus on West Parmer Lane. The company employs close to 10,000 people in the Austin metro and expects to expand further after CEO Tim Cook pledged substantial investment in U.S. manufacturing with a focus on Texas.

The Office of the Texas Governor also renewed its downtown lease and plans to renovate over half of its space using federal funds. The project’s timeline remains unspecified.

Additional notable leases involved BigCommerce occupying space at Domain 11 previously held by Expedia; Fresenius Medical Care renewing at The Park on Barton Creek; NinjaOne leasing former RetailMeNot space at 301 Congress Avenue; BasePower renewing at East Riverside Drive after raising $1 billion; Spectrum maintaining its presence near the Domain; SonarSource renewing downtown; and Bazaarvoice continuing at Quarry Oaks III.

Despite these large transactions, citywide office vacancy increased slightly to 22.6 percent in the third quarter of 2025 compared to last year, according to Colliers. However, the Domain maintained lower vacancies due to sustained demand from technology companies.

Across Austin, tech, insurance, and healthcare firms are releasing millions of square feet back onto the market through subleases. CBRE reported just under four million square feet available for sublease at the end of Q3—a figure that has declined by 14 percent from a year earlier.

Brandywine Realty Trust continues promoting Uptown ATX as an emerging commercial hub while established employers like Apple signal ongoing commitment to regional growth through renewed leases and planned expansions.

“Nvidia significantly expanded its Austin presence with a nearly 100,000-square-foot lease at the Brandywine Realty Trust-owned One Uptown at 11515 Burnet Road,” according to information about recent deals. “Apple renewed its lease of the entire building 8 at Endeavor-owned Riata Corporate Park ahead of the opening of its billion-dollar Northwest Austin campus.”
