After years of planning, a major redevelopment at Preston Center in Dallas is set to begin construction in March. The project, located at 8300 Douglas Avenue and Luther Lane, is being developed by Ramrock Real Estate in partnership with Lincoln Property Company, HKS, and Willow Bridge Property Management. Completion is expected by 2028.
The redevelopment will transform the 2.5-acre site into a mixed-use complex that includes a 12-story office tower with 300,000 square feet of space and a 17-story residential high-rise containing 147 luxury apartments. The development will also feature 24,000 square feet of ground-floor retail and dining options and a 35,000-square-foot rooftop park intended to attract visitors and increase public engagement in the area. Existing tenants such as CVS, Target, and John Reed Fitness on the northern half of the block will remain.
HKS is leading the architectural design for the project. Michael Hsu Office of Architecture will handle interiors for the office tower while SJL Design will focus on residential spaces. OJB Landscape Architecture has been tasked with designing outdoor areas. Ramrock serves as owner and sponsor; Lincoln Property Company will manage office leasing and property management responsibilities; Willow Bridge will oversee apartment management.
Mark Buskuhl of HKS said: “Preston Center is a Dallas landmark,” adding that his firm looks forward to helping reimagine it as “a dynamic public realm.”
Each floor of the new office building will span approximately 29,000 square feet and include features such as eleven balconies and two landscaped penthouse terraces. Planned amenities for tenants include a health club, wine room, conference facilities, and catering kitchen—features described by Lincoln as suited to those seeking “Class AA” spaces comparable to luxury hotels.
Hudson Dozier, vice president at Lincoln Property Company, stated: “This project sits at the epicenter of Dallas’s most affluent residential neighborhoods — Preston Hollow and the Park Cities. For professional firms, having a new, vibrant workplace in this precise location is a competitive advantage that simply can’t be replicated elsewhere in the city.” He also noted that interest from potential tenants has exceeded available space.
