Ritz-Carlton announces plans for new luxury residences in Houston

A new Ritz-Carlton Hotel & Residences is planned for 2120 Post Oak Boulevard in Houston, introducing the city’s first Ritz-Carlton branded residences and adding to the growing number of luxury-branded condos in the area. The project, a collaboration between Deiso Moss, Cleary Interests, and Marriott International, will rise 44 stories and include 154 hotel rooms and 114 condominiums starting at 2,200 square feet. Residents will have access to 27,000 square feet of exclusive amenities and an additional 50,000 square feet shared with the hotel. Pricing details have not been released.

This development revives an earlier plan by Deiso Moss for a mixed-use tower on the same site that was delayed after securing a $26.1 million bridge loan from Northwind Group in 2022. A sales center for the project is nearing completion.

Pickard Chilton and Ziegler Cooper are responsible for architectural design, with interiors by Rottet Studio and construction led by Harvey Cleary. Redeavor Group is overseeing marketing efforts, with private previews expected later this year.

Another Ritz-Carlton development by Howard Hughes Holdings in The Woodlands has seen strong demand; more than 70 percent of its units sold within a year at prices above $1,500 per square foot, generating about $330 million in revenue according to the developer.

Houston’s condo market has historically lagged behind coastal cities but is now attracting more interest from affluent downsizers and international buyers through branded developments. Other projects include Auberge-branded condos planned by Transwestern at The RO and Satya’s St. Regis-branded residential tower near Memorial Drive, which was over 40 percent pre-sold as of March.

Jeff Samples of IBC Bank, which financed the St. Regis project, commented on the trend: “The branded condo wave is a bet on Houston’s growing wealth base. Earlier this year he said aging baby boomers downsizing out of their River Oaks estates might be considering staying in a central locale.”
