Saber Power renews large lease near Houston Spaceport amid shifting office trends

Electrical infrastructure firm Saber Power has renewed its lease for 57,000 square feet at 13100 Space Center Boulevard, located near the Houston Spaceport. The deal was arranged by Partners Real Estate. The specific amount of space Saber Power previously occupied was not disclosed.

The six-story building, which spans 175,000 square feet, was built in 1993 and underwent renovations in 2019. JA Billipp Company, a Houston-based developer, owns the property after acquiring it from Boeing in 2018. Boeing had consolidated its offices into another location in the Clear Lake neighborhood before selling the building.

Third Coast Chemicals relocated its headquarters to this site in 2023 with a lease for 22,000 square feet. The Houston Spaceport area is home to several aerospace companies such as Collins Aerospace and Axiom Space. The first phase of the spaceport opened in 2019. Plans for a second phase include additional retail and hospitality options along with further infrastructure improvements.

Houston’s office market continues to face challenges following shifts toward remote work during the pandemic. Many businesses are now seeking modern buildings with premium amenities and strategic locations. According to Partners Real Estate, properties constructed since 2010 have an average vacancy rate of 14.9 percent at the end of the first quarter of this year, while older buildings report a higher rate at 27.5 percent. Overall market vacancy stands at 26.2 percent.

Saber Power expanded beyond real estate recently as well; in May it acquired InoLECT, an electrical engineering company based in Baton Rouge, Louisiana. Saber Power itself was purchased by Greenbelt Capital Management last year.
