Southlake mansion sells at auction for half its original listing price

An estate in Southlake, Texas, has sold at auction for $14.22 million, significantly below its original listing price of $27.5 million. The 31,000-square-foot property at 1469 Sunshine Lane was auctioned by Concierge Auctions, with bidding starting around $15 million and concluding on September 17 through a live event hosted by the Upper House in Hong Kong.

The seller, music producer Dirk Ulrich, had purchased the home in May 2023 after it underwent several price reductions since first hitting the market in 2021 for nearly $25 million. The house attracted widespread attention after being featured on Zillow Gone Wild and saw its price drop to $17.9 million before finally selling at auction.

Built in 2016 on almost four acres near Grapevine Lake, the residence includes eight bedrooms and eleven bathrooms. Amenities feature a bowling alley, gym, indoor jump house, three chef’s kitchens, a wine room with capacity for 2,100 bottles, a recording studio, and a backyard pool area that includes both a main swimming section and a separate diving pool with a slide. There is also a guesthouse measuring 2,000 square feet with its own entrance and parking space. Notably, the backyard turf was repurposed from NRG Stadium following Super Bowl LI in Houston.

Ulrich remodeled part of the property last year to add a Dolby Atmos 3D audio studio. This soundproof facility connects digitally to a performance stage located in the basement and can be converted into a private screening room.

Brad Cook of Real Broker LLC and Michael Hershenberg of The Hershenberg Group represented the property during the auction process. According to Concierge Auctions’ policies, buyers are required to pay an additional 12 percent “buyer’s premium” on top of the final purchase price; co-brokers receive two percent commission.

The Dallas-Fort Worth area continues to lead Texas in luxury home sales above $10 million. Another estate nearby at 1711 Maranatha Way is currently listed for $8.75 million and spans 8,000 square feet.
