Construction of the St. Regis Residences Houston is set to cost $220 million, according to a filing with the Texas Department of Licensing and Regulation. The development, led by Satya CEO Sunny Bathija, aims to introduce a new level of luxury living in Texas. “We want this project to be the first of its kind in Texas in terms of luxury and amenities,” Bathija previously stated.

The 38-story tower will cover 596,012 square feet at 102 Asbury Street. Unit prices are expected to start at $3 million, with condos ranging from 2,000 to 5,000 square feet and penthouses reaching up to 6,000 square feet. The building’s amenity package is designed to reflect Marriott International’s St. Regis Hotels brand standards.

Residents will have access to full concierge services such as valet assistance and doorstep package delivery. Recreational facilities include a resort-style lap pool, hot and cold plunge pools, private cabanas, steam rooms, saunas, locker rooms, a spa, fitness studio, yoga and movement studios, meditation garden and yoga lawn. Outdoor features consist of grilling stations, a catering kitchen and bar.

Additional amenities include a pet spa, dog run and park, card room, children’s activity center, gaming lounge, media room, theater and event space. On the 26th floor is a sky terrace with private dining room, cognac bar, coworking spaces and the Astor boardroom.

For visitors’ convenience there will be two bookable guest suites. Three generators are planned for backup power during outages—an increasingly important feature for Houston residents.

The original plan called for 37 stories but was expanded due to demand. A sales center opened in August with Douglas Elliman handling unit sales.

Satya has secured a $255 million construction loan for the project.
