Tetra Technologies relocates headquarters to Spring with new lease

Tetra Technologies has signed a lease to relocate its headquarters from The Woodlands to Spring, Texas. The company will take up 61,975 square feet in the South Tower at 10000 Energy Drive, according to a press release issued by Newmark. Newmark represented the landlord, Spear Street Capital, while Flatrock Commercial Real Estate Group’s Caleb Lawson represented Tetra Technologies.

The new office is part of a two-building campus totaling 564,000 square feet and located about 26 miles north of downtown Houston. Expand Energy occupies the entire North Tower at the property. The campus was constructed in 2014.

Tetra Technologies is moving from its current headquarters at 24955 Interstate 45 North, a seven-story building completed in 2008.

Spear Street Capital acquired the property in 2019. County appraisal records valued it at $142.7 million for tax purposes in 2025.

Newmark’s David Baker, Elliott Hirshfeld and Kristen Baker served as leasing agents for Spear Street Capital.

Houston’s office market continues to recover gradually. For the third quarter of this year, net absorption reached 639,000 square feet—the second straight quarter of positive figures—bringing total net absorption for the year to 1.2 million square feet. Vacancy rates stood at approximately 26.3 percent at quarter’s end, representing a slight decrease from earlier in the year.

Falling values among older office buildings have made purchases more attractive than leases for some companies, resulting in an uptick in owner-user transactions that are helping stabilize the market.
