Texas leads nation in top-selling master-planned housing communities

Texas accounted for 20 of the 50 top-selling master-planned communities in the United States in 2025, according to real estate consultancy RCLCO. The Houston region led the state, with Sunterra and Tamarron—both located in Katy—ranked among the nation’s top ten. In total, Houston suburbs were home to ten of Texas’ highest-selling master-planned communities.

Sunterra, developed by Land Tejas and Starwood Land, recorded the highest sales in Texas with 1,024 homes sold last year. D.R. Horton’s Tamarron followed closely with 974 home sales.

The rise in supply of resale homes and higher mortgage rates presented challenges for builders during the year, as noted by the Houston Chronicle. Despite these conditions, several developments within the Houston metropolitan area saw increased sales. Florida was the only other state with a comparable presence on RCLCO’s list, tallying 16 master-planned communities among the nation’s top performers.

Sunterra covers 2,300 acres and features amenities such as a crystal lagoon with a manmade beach that opened last year. Other amenities exclusive to residents include a pool and lazy river, splash pad, walking trails, and access to schools zoned for Katy Independent School District and Royal ISD.

Todd LaRue, managing director at RCLCO based in Texas, said he expects Houston’s master-planned communities will continue to outperform those elsewhere in the country next year. “It is unlikely to be dethroned as the ‘Top-Selling Metro Area’ for master-planned communities in the near future,” LaRue said.

In North Texas, Oxland Group’s Painted Tree development in McKinney ranked highest among Dallas-Fort Worth metroplex entries on RCLCO’s list with 643 homes sold. Located about 30 miles north of Dallas near I-75, Painted Tree consists of three districts around wooded lakes and parks. In Denton County, D.R. Horton’s Silverado development sold 446 homes at its Aubrey location.

San Antonio’s Riverstone community—another project by D.R. Horton—sold 529 homes last year near Alamo Ranch on San Antonio’s Far West Side along Loop 1604 Hwy 151 corridor. Near Austin, Platform Ventures and Capitol Realty’s Santa Rita Ranch community north of Liberty Hill reported selling 483 homes during the same period.
