The Texas Real Estate Commission (TREC) and the Texas Appraiser Licensing and Certification Board (TALCB) have launched the Real Estate and Appraiser License Management Portal, also known as the REALM Portal. The new system went live on December 15, 2025, and nearly 26,000 accounts have already been created.
According to TREC and TALCB, they are monitoring system performance closely as more license holders activate their accounts. The agencies are responding to user feedback and making ongoing improvements.
License holders who have an email address on file should have received an activation email with instructions for creating a REALM Portal account. These emails began sending at 8:30 a.m. Central Time on December 15. Those who did not receive an activation email can create a REALM Portal account directly through the portal website.
For most users, records will link automatically if they register using the same email address that is in the agency’s system. If a license does not appear after login, users are advised to link it using either a PIN or State ID number provided by the agency. Using a PIN is recommended because it connects directly to the specific license.
Users with multiple licenses may receive several activation emails containing record-specific information. To link all licenses into one account, they must use each State ID or PIN number provided in those emails.
Most users will not need to use either option unless their license or application does not populate automatically in the portal. For assistance with linking records or obtaining necessary identifiers, users can contact realmportal@trec.texas.gov.
Some users may experience slower performance or extra steps when linking records due to high activity levels as accounts are activated. TREC and TALCB say these issues are temporary and that teams are working to improve system performance.
Efforts underway include improving visibility of sponsored agents for brokers, enhancing sponsorship initiation tools, monitoring peak traffic periods, and clarifying instructions based on user feedback.
Education providers, appraisal management companies, and other business entities can now manage applications, renewals, and payments entirely online through the REALM Portal. In some cases during registration, business users may be prompted to enter an 11-digit Employer Identification Number (EIN); adding leading zeros allows registration to proceed.
Education providers will also receive new course numbers required for managing courses going forward.
Applicants who recently passed licensing exams do not need to take additional action while results are pending; application status updates once exam results are processed in the portal.
Support resources include expanded phone capacity—now up to 300 lines—and self-service tutorials available online at trec.texas.gov/lms or talcb.texas.gov/lms. Phone lines operate Monday through Friday from 7 a.m. to 6 p.m., though call volume is highest between 11 a.m. and 1 p.m., which may result in unusual dial tones when calling.
