Texas Real Estate Commission prepares launch of REALM Portal for education providers

The Texas Real Estate Commission (TREC) is preparing to launch the REALM Portal, a new system for managing real estate and appraiser licenses. The portal aims to streamline processes for education providers, including posting course credit and managing approvals.

TREC has announced that its current online licensing services and Posting System will be unavailable from December 2, 2025, at 5 p.m. CT until December 14, 2025. The REALM Portal is scheduled to go live on December 15, 2025. This date was moved from December 10 to allow additional time for final adjustments.

Once the portal is active, changes will be made to how course approval numbers are assigned. Existing course approval numbers will be replaced with new ones that include five digits plus an alpha code. Providers will receive a list of their courses with updated numbers. Provider approval numbers will remain the same but now also feature an alpha code.

License numbers for sales agents, brokers, inspectors, and appraisers will not change; however, each license number will have an added alpha code indicating the license type. Both elements must be used when posting course credit.

The REALM Portal also updates definitions of course delivery methods to better align with industry standards. Synchronous delivery includes both live in-person and live virtual classes where instructors and students interact in real-time. Asynchronous options let students access materials independently online or through correspondence. Blended delivery options require at least half of the course content to use synchronous methods, with the rest delivered asynchronously.

Applications for Legal Update I and II courses for 2026–2027 are under review by TREC. Approval letters are expected to be issued starting mid-December through the new portal system.

“Targeted updates will continue to be sent to operations managers for approved education providers. You can also follow REALM Portal developments anytime on the TREC website,” according to TREC.
