The Department of Savings and Mortgage Lending (SML) has released the 2025 Report on Mortgage Lending in Texas. The annual report provides an analysis of residential mortgage lending activity across the state.
According to SML, this publication meets the requirements set by Article XVI, Section 50(s) of the Texas Constitution, which calls for a yearly review of mortgage lending practices and trends. The report offers data on factors affecting the housing market in Texas.
In addition to its usual sections on permissible liens, loan types, closing costs, interest rates, and market share trends, this year’s edition introduces a new section that examines the impact of artificial intelligence (AI) and other emerging technologies within the mortgage industry. It discusses the passage of the Texas Responsible Artificial Intelligence Governance Act (TRAIGA) and addresses how AI is changing areas such as underwriting, compliance processes, and consumer engagement.
