Third Coast Infrastructure invests $2.8M in new headquarters at Norton Rose Fulbright Tower

Third Coast Infrastructure is planning a significant investment in its new headquarters at the Norton Rose Fulbright Tower in downtown Houston. According to a recent filing with the Texas Department of Licensing and Regulation, the company will spend at least $2.8 million on building out its space. The move involves relocating to a 20,800-square-foot area on the 15th floor of the 28-story tower located at 1550 Lamar Street.

The buildout will cover about 16,249 square feet and is expected to be completed by the end of the year. Tramonte Design Studio, based in Houston, has been named as the project’s designer, but no general contractor has been announced.

Third Coast’s relocation was first made public in October when Skanska USA Commercial Development, the U.S. arm of Swedish construction firm Skanska and owner of the tower, identified Third Coast as its fourth tenant. The company is moving from Hess Tower at 1501 McKinney Street into what is considered one of downtown Houston’s top office buildings.

Skanska highlighted this lease as evidence of Third Coast’s growth and ongoing commitment to Houston. At that time, Matt Rowland, president and CEO of Third Coast, said: “We were drawn to the building’s technology infrastructure, meeting spaces and amenities,” describing it as a “modern, world-class environment” for both employees and clients.

Third Coast Infrastructure operates offshore projects along the Gulf Coast region. Its activities include natural gas and liquids pipelines, processing plants, and a deepwater floating production system. This business model continues to support demand for high-quality office space despite broader trends of energy firms reducing their physical footprints.

Norton Rose Fulbright Tower has seen additional leasing activity recently. The law firm Norton Rose Fulbright expanded its presence in the building to eight full floors totaling approximately 139,000 square feet after initially signing a 15-year lease before construction began in 2021. Other tenants include Boston Consulting Group and Hicks Johnson litigation boutique. Skanska reports that about 70 percent of the tower is now leased.

The property offers a total of 375,000 square feet of office space along with 7,000 square feet designated for retail use. Ground-floor retail tenants include Zaranda restaurant operated by Hugo Ortega and Tenfold Coffee.
