Trammell Crow plans new phase for Fort Worth’s large-scale industrial park

Trammell Crow is preparing for a new expansion at its 35 Eagle industrial park in far north Fort Worth. The Dallas-based developer has submitted plans for the fourth phase of the project at 2501 Eagle Parkway, close to AllianceTexas, according to filings with the Texas Department of Licensing and Regulation.

The proposed expansion includes three speculative industrial buildings totaling almost 750,000 square feet. The planned structures are approximately 500,000 square feet, 107,000 square feet, and 140,000 square feet each. Construction costs are estimated at $40 million. If approved as filed, work would begin in February and finish by April 2027. Alliance Architects is listed as the design firm.

A spokesperson for Trammell Crow declined to share further information but said that a formal announcement could be made later.

The development builds on what Trammell Crow and partner PGIM Real Estate have established at 35 Eagle so far. The industrial park covers nearly 5.9 million square feet along I-35 West near Perot Field Fort Worth Alliance Airport and the BNSF Intermodal Center. The most recent phase included five buildings totaling about 2.1 million square feet; the developer had previously indicated more phases would follow once those spaces were leased.

Recent activity points to continued demand in the area. In June, Wistron—a Taiwanese technology manufacturer—purchased a building of over 324,000 square feet within 35 Eagle from Trammell Crow as part of its larger investment in North Texas related to supercomputer manufacturing with Nvidia.

Far north Fort Worth currently leads the nation in industrial construction pipelines with roughly 7.7 million square feet underway across twenty projects.

Trammell Crow also continues other developments around North Texas, including sites near DFW International Airport and expansions at Passport Park and Lake Vista Technology Park in Lewisville.
