Tri Pointe Homes acquires land for major residential projects in Leander

Tri Pointe Homes has acquired land for two new single-family housing developments in Leander, a suburb north of Austin. The company plans to begin construction on 150 home lots next summer, aiming to meet the demand created by rapid population growth in the area.

Bryan Havel, president of Tri Pointe Homes’ Austin division, commented on the local market: “Leander is definitely one of the stronger submarkets.” He noted that while it is difficult to compare Leander directly with Austin, the suburb tends to be more insulated than other nearby cities.

Recent data from CoStar and the U.S. Census Bureau show that Leander experienced significant growth between 2023 and 2024. The city’s population increased by 7,000 people—a 9 percent rise—outpacing Georgetown by 2,400 residents. In comparison, Austin’s population grew by only 0.4 percent during the same period as its earlier tech-driven expansion slowed.

Dripping Springs was identified as the fastest-growing city in percentage terms within the Austin region, increasing its population by 17 percent with an additional 1,500 residents.

Some real estate agents describe Austin as a buyer’s market now, particularly for condos and luxury homes. However, selling homes appears easier in suburban areas like Leander. Havel said: “The whole market is going through a kind of right-sizing, if you will.”

Tri Pointe’s upcoming projects are called Ridgeview Reserve and Noven. These neighborhoods will feature one- and two-story homes ranging from 3,500 to 4,400 square feet on lots measuring 70 feet wide. Ridgeview Reserve will include space for 42 homes near Rouse High School at Raider Way and Woodview Drive—roads recently improved with new crosswalks and bike lanes by the city. Noven will have up to 108 homes located less than three miles away on County Road 177.
