A mansion in the Volk Estates area of University Park has been listed for sale at $35 million, making it one of the most expensive homes currently on the market in Dallas. The property, located at 6601 Hunters Glen Road, was put up for sale on October 31 and is now tied with another Highland Park home as the region’s second-highest priced public listing, according to the Dallas Business Journal. The price per square foot stands at $2,701.

The only higher-priced home publicly listed in Dallas is the Crespi Estate, which is listed at $64 million. This latest listing marks a significant increase from its previous sale price; in 2021, a trust associated with Joshua Pack purchased the estate for $21.5 million. Pack, who served as co-CEO of Fortress Investment Group, died in September at age 51.

Alex Perry of Allie Beth Allman & Associates is handling the listing. Recent updates to the property were completed by Sebastian Construction Group based in Dallas.

The nearly 13,000-square-foot estate sits on almost two acres—an uncommon feature even within Volk Estates—and was originally built in 1927. The three-story house combines its original architectural elements with modern renovations that include five bedrooms, six full bathrooms, three half-baths, and updated living spaces.

Outdoor amenities include gardens and courtyards, a resurfaced pool, tennis court, putting green, reworked patios near a two-story cabana, and an upgraded private gym.

Public records from the Dallas Central Appraisal District show annual property taxes for this residence exceed $252,000. High-end listings like this continue to shape luxury valuations in Park Cities despite slower sales activity elsewhere in the market.

Homes rarely become available in Volk Estates; when they do appear on the market they often set new benchmarks for local pricing trends. With this latest asking price of $35 million for the Pack estate, Volk Estates continues to reflect strong demand for ultra-luxury properties in Dallas.
