University Park mansion sells for $30.5M after brief time as Texas’ priciest listing

A mansion in University Park, Dallas, has sold for $30.5 million after being briefly listed as the most expensive home on the market in Texas. The property, located at 6601 Hunters Glen Road in Volk Estates, spans nearly 13,000 square feet and was originally listed for $35 million. The sale price represents a reduction of about 13 percent from its initial asking price.

Alex Perry of Allie Beth Allman & Associates managed the listing. According to Perry, “The buyer was a local family,” but he declined to provide further details about their identity.

The three-story residence entered the market on October 31 and quickly attracted attention due to its size and location. At approximately $2,346 per square foot, it is among the highest-priced homes ever sold in Dallas.

Built in 1927 and set on almost two acres of land—a large plot even by Volk Estates standards—the mansion features five bedrooms, six full bathrooms, and three half-bathrooms. Recent renovations were led by Sebastian Construction Group with an emphasis on updating interiors while maintaining historic architectural elements.

The estate includes several amenities such as layered gardens and courtyards, a resurfaced pool, tennis court, putting green, multiple patios with a two-story cabana, and an upgraded private gym.

Previously owned by a trust managed by Joshua Pack—co-CEO of Fortress Investment Group who passed away in September at age 51—the property stands out in an area where sales are infrequent but often set new benchmarks for luxury real estate values. Public records indicate that annual property taxes for the home exceed $252,000.

Volk Estates remains known for its large lots and established wealth within Dallas’ Park Cities region.
