Yetter Coleman, a Houston-based trial law firm, has secured a sublease for 44,000 square feet spanning the 53rd and 54th floors of the JPMorgan Chase Tower at 600 Travis Street. The agreement was confirmed by CBRE, which brokered the deal. This move nearly doubles Yetter Coleman’s office space from its previous 25,000 square feet at 811 Main Street.
The firm decided to relocate because their current building at 811 Main did not have enough contiguous space to support their growing team. Large blocks of ready-to-move-in Class A office space are becoming harder to find in downtown Houston.
CBRE’s Jon Lee and Claire Douthit represented Yetter Coleman in the transaction. They also arranged a direct lease extension with the building’s landlord. “The brokerage also negotiated a direct lease extension with the landlord, giving Yetter Coleman flexibility to grow without absorbing the higher costs typically associated with new construction or major buildouts,” according to CBRE. Brad Beasley and Diana Bridger of Partners Real Estate represented the property owner.
JPMorgan Chase Tower, completed in 1982 and standing at 75 stories with a total area of 1.7 million square feet, is still Texas’ tallest finished building. Hines reacquired the tower in partnership with Cerberus Capital Management in 2019 and has since invested $25 million in renovations. These updates included lobby upgrades, exterior plaza improvements, enhanced tunnel access, and converting spaces like the former Sky Lobby into tenant amenities.
No new office buildings are expected soon in downtown Houston as top-tier office inventory has stabilized after recent fluctuations.
At a height of 1,049 feet as stated by Hines, JPMorgan Chase Tower remains taller than Austin’s upcoming Waterline skyscraper development by Kairoi Residential and Lincoln Property Company, which will reach 1,025 feet when completed later this year.
